1. Introduction & Vision
Apple Island is a visionary infrastructure and digital sovereignty project conceptualized by HRH. John Babatunde Lee and promoted by Mrs. Mavis Lee, CEO of MavisLee Enterprise Ghana. The initiative aims to create a 12 to 24 km² apple-shaped manmade island off the coast of Accra, Ghana. It will serve as Africa’s first blockchain-governed smart island, driven by green technologies, Web3 infrastructure, and a tokenized land ownership and governance model.
The island will feature smart zoning, autonomous utilities, and decentralized governance via a DAO (Decentralized Autonomous Organization) model. The project proposes an integrated future city—a blend of cutting-edge architecture, sovereign blockchain identity, and tokenized real estate anchored by the Apple Island Token (AIT).
2. Strategic Importance & Benefits
The Apple Island initiative aligns with Ghana's goals to:
Position itself as a West African digital innovation hub
Attract foreign direct investment (FDI)
Expand tourism and maritime infrastructure
Generate over 30,000 jobs during and post construction
Boost sustainable housing, fintech, and smart urban living
The project represents a $3–10 billion phased opportunity, with funding expected from token sales, PPP partnerships, institutional investors, and sovereign wealth collaborators.
3. Technical Framework & Land Reclamation
The manmade island will be developed through international dredging and land reclamation partners, under the supervision of Ghana’s Maritime Authority, Lands Commission, and EPA. Core components include:
- 2–24 km² reclaimed ocean territory
- Apple-shaped layout with districts for residential, commercial, diplomatic, and cultural zones
- Integrated green power (solar, tidal) and smart water systems
- GIS-mapped blockchain zoning and NFT deed registries
- Floating port, airport connector, and smart public transport grid
A full Environmental Impact Assessment (EIA) and Geotechnical Survey will precede physical development.
4. Blockchain, Token & Governance Model
The island will be governed by a hybrid digital and local structure through:
- Apple Island Token (AIT): Utility token for land, services, voting, identity, and economic incentives
- NFT Deed System: Tokenized plots of land, verified by Ghanaian legal frameworks
- DAO Governance: Blockchain-based voting system using snapshot.org or Aragon for community and citizen decisions
- Digital Residency: E-Residency for citizens, developers, and global innovators via soulbound NFTs
AIT will be launched on Ethereum Layer 2 or Polygon for gas efficiency and scalability.
5. Institutional Support & Next Steps
We will seek the endorsement and collaboration of the Government of Ghana, including the following:
- Land and sea lease approval from relevant maritime and housing authorities
- Special Economic Zone (SEZ) or Digital Innovation District designation
- Formation of a Joint Steering Committee (JSC) with the AMA and national ministries
